For example, please see below a list of the minimum requirements that should be met before a property is let for the first time. This is not an exhaustive list:

- Gas safety certificate
- Electrical safety inspection and PAT test
- Legionnaires disease risk assessment
- Smoke alarms on each floor
- CO2 alarms where appropriate
- Properly created inventory (not a legal requirement)
- Right to rent checks - is a tenant entitled to rent in this country? (new legislation from Feb 2016)

The industry has become highly regulated. It is our job to make sure that despite the onerous requirements on each and every landlord, the letting of property remains straight forward and profitable.
